There is a property coming up for auction "as is" it has a house an a old gas station. The fuel tanks are out of the ground, My concern is if the fuel had leaked years ago the new owner would be responsible for the clean up. Any comments appreciated.....oh its not a tax sale

Ask if they have an evironmental assessment report done on the property. A phase II will provide a guide to what it is there and what needs to be done. This is likely not the case since they are selling it 'as is'.
Check with the town, and the Ministry of Environment as to whether they have any records of site condition.
These things can cost a few sheckels to clean up for re-use.
