You may want to do a title search on each of these properties to check for any liens. As explained by the municipality, there are issues surrounding each property:
All of them are not in great neighborhoods.
The one property may be environmentally contaminated (there will be a large clean-up cost regardless), and is located adjacent to the railway corridor.
The commercial property is very restricted in terms of what can be built; there is no sanitary connection and to build you would have to pay for the connection yourself, which would be very expensive. This property is also located adjacent to the railway.
The final property is located in a run-down neighborhood and is currently being illegally occupied by the adjacent neighbours. There may also be restrictions in terms of what you would like to build on the property due to its limited street frontage.

Have you seen the property on Grier St.?
I was wondering what kind of shape the property is in. Any additional information would be helpful, e.g. number of 'derelict vehicles', types of materials that were left, etc.

I will try to name off as much as I can recall:
- there is one derelict truck
- one transport tuck trailer
- a few large piles of garbage (scrap metal, plastic, other debris)
- a couple of lawn mowers and trimmers
- an air compressor
- an old ATV
- there is also an old shed at the rear of the property, although I did not go inside to see what was stored in the shed (legal reasons obviously)
More or less there is alot of material on the property that may have contaminated the soils over the years, although you may have to hire a consultant to be sure. On the bright side, you may be able to trade or sell off alot of the items for some decent change.

I forgot to mention one thing. I spoke to a planner for the city, and he explained that the property was previously used for auto repairs (it is zoned residential, so it was not a legally conforming use).

I am only aware of the result for the John St. property. The high bid was $11600 and the second highest was something around $10500. There were 6 bids in total. This information was provided my Susan Howard of the Treasury Office in Belleville.
