I was out in the belleville area this weekend so I popped down to take a look at Highland ave. These two units are a ex crackhouse ( seriously ) and are a mess, 22 has had the north and west additions taken off by the city so the walls need rebuilding, Apparantly the interior is a gut job down to the outer brick. Looks like any repairs will greatly outweigh the value when done. Looks like a waste of time as it isnt worth the min
20 isnt much better and has a small lot . Also I think 20 will redeem as it was only bought 4 years ago.
Leave them both for the locals, 18 was bought a few years ago for 80 by someone making it into a fiveplex but it isnt much better then a knockdown.
Its a shame as if they were renoed they could be very nice ( love old redstones ) but the area wont support the investment required even doing all the work yourself. Neighbourhood sales dont top 160 although it is a nice neighbourhood.

Maybe someone will know this. These two listings are two parts of a row house triplex. If you were to buy them and bulldoze. Who is responsible for the reinforcement of the end wall (Common)of the third unit. Is this strictly on your ticket or is it split between you and the surviving unit owner.
Are you responsible to make the wall look good or just ensure the structural integrity? I presume that you can demo the units and only have to ensure you do not damage the common wall.
Its not worth it on these pieces but me and the wife were scratching our heads whether you can actually bulldoze part of a semi and who gets the bill for common wall in a situation like this
If anyone does go look at these please post pictures for the members as I forgot my camera.Be sure to show the back wall and "foundation" thats exposed.
