hello all...
does anyone know what this means?
NOT A PLAN OF SUBDIVISION WITHIN THE
MEANING OF THE PLANNING ACT; THOROLD
does that mean that it is a non-building lot?

i drove by Thorold on the weekend and went to see the area.
I didn't see anything on Bartlett avenue and there was no 27 or 29 river st.
does anyone know what these properties are?
where could one find a survey of these properties? can this be found at the land registry in Thorold?

I got the same description in my property. I guess it was planned to subdivide but was not approved. The plan really look like a sudivision but it remain zoned as "rural". not enough space for set back allowance to build.
To be able to build something in my Chandos Lake backlot property, I have to apply for rezoning to "seasonal residential" but the one who applied before me is being contested by lake property owners. I have to wait and see what will happen.

Easiest is get the $10 package from ontariotaxsales then pay for the title on any piece you want to bid on. Way cheaper and faster then hanging around thorold city hall.
Did you do the 24 acres? whats it look like ? Zoning doesnt look pretty as there are several lots that havent built in the D zone and I havent done the title yet to see what fun is in there.
I think the river streets are zoned R1A which is residential . The zoning maps on on the Thorold website but I think the mins greatly exceed the value on those pieces.

i did a tour of thorold on the weekend...it's kind of a depressing place actually....
i tried to look at all the properties... went on all the streets... biggar, river, bartlett, allanport
i found it really hard to determine the properties...
eg i couldn't find 29 river??? i saw 37 and 36... or something like that.... but not 27 and 29
which one is the 24 acres? how were you able to determine that one of those plots is 24ac?

The property at which is on River Rd is to the left side of the Fire Hall if looking at the hall. The land on Biggar Rd. has a story behind it. The orig. purchaser wanted to develop the land, he was turned down after starting by putting 5 houses. The town put up a fight and after all was said a stop was approved. As well the land had many contaminants from many years ago as well it is a dump site from when the canel was built.
After the orig. purchaser was turned down from what I understand basicly said forget paying as the property if he could not develop it. That is why the land had been split with 10 lots which those lots do not come with this peice of land.

Bit more to the biggar story...there is a huge crown interest on the land as the seaway took a vtb and received not a penny in payment, suspiciously the ten lots were pulled off , and the people who cosigned released, and then even more suspiciously the mortgage gets flipped to a numbered company then evaporates and somehow the original corp is off the hook as are the individual's ..almost sounds like the whole deal was a scam to scoop ten lots from the taxpayers before the seaway went private.....but one would have to have a suspicious mind to think that the release clauses and transfers were anything more then simple business and poor judgement by a civil servant who allowed this deal just months before the seaway went private....too bad for statute of limitations on fraud as they scooped the ten lots for 6 k a piece and the clause that allowed it was cut and dry in the original deal. (The bad mortgage stayed with the crown after the transfer)

The first purchaser and the second purchaser were friends, It was a scam and the houses that exist are of the persons family (daughter,son,etc.) The scam came when the first person claimed bankrupt, thus his friend when to the bank and offered pennies for the land.
So what you are saying is there is a mortgage that is still on the land?

I believe the 23 acre piece still has a mortgage on it, I havent pulled the ontariotaxsales title search yet but get that done before you bid.
