Strong properties

Has anyone ventured up to the Strong properties or found out exactly where they are?
Might need to put on my hiking boots to find some of them!

I suspect these both have crown interests... I'd look very carefully if you're planning on bidding.

It looks like the one on the lake needs a helicopter to get to as I read it the ROW doesnt take you all the way to the property if the lot/con map I have is accurate.

I understood that both the cheer lakes were water access only but there was a ROW on one.  They are, I belive, side by side, are they not?  They appear related in other ways too - a little google goes a long way.  But there was some caveat I saw somewhere (?) about they could be built on at such a time as a road is built - perhaps thats in the plan for the township?  I'm sure they're nice & secluded, but am I willing to roll the dice with the Crown - no thanks!

The information indicates that you can build on either one of them.  The real question is - build what?,  The zoning is 'limited Shoreline Residential', and the requirement for a road to be built (no doubt at your expense), comes if you want to change the zoning to be able to build something more substantial.  Check with the planning department in Strong to see what the possibilities are...now and in the future.

I am curious as to why you might think both waterfront properties have crown liens on the them. On the Ontariotaxsales site they only mention one has liens.

There is a really nice cottage on Lake Cheer for $319,000 so I think you can pretty much build what you want on this zoning type.
But the the fact that there is no road is a big problem. Is there any circumstances when the township will pay for the road?

I wouldn't exactly call that a really nice cottage, maybe average by today's standards and I don't think they'll ever get $319000 for it, they didn't for the past year and a half that it's been on the market. My point is, I wouldn't go chasing after some investment property on a lake you've probably never heard of just because of the ASKING price of a couple cottages on the same lake.

Usually a property is crap or its decent. If its crap, walk away anyways. If it's decent or good then you can start worrying about other things around it that might improve its appeal.

The circumstances when the township will pay for a road is when pigs fly. To answer what someone pondered before, it doesn't matter if a road is in an official plan..and we're talking a ROW here, not an unopened road allowance. You should check out the dozens of roads in Sundridge that are on the official plan but don't actually exist, and never will.

The townships up in that area barely maintain the roads they are responsible for and if you do some extra digging (I read the local classified section of the paper near Strong) you'll see that Strong township is currently closing and selling off some road allowances so they're actually taking away roads, not adding them!

Does anyone know the results of the tax sale? Specifically the 26 acre parcel? I wasn't able to attend.

Sorry, I did not attend either but put a couple of bids in.
I visited all the properties. The Cheer Lake properties look good from across the lake but even with the crown liens I think they will go for a silly price.
The 26 acres was a bit low with a creek right down the middle and real close to the new highway 11. If you didn't visit the sight you could easily bid too high and be in for a nasty surprise. The lot near Lake Bernard is bounded on 3 sides by roads, next to slummy townhouses and there is no nearby lake access. Its small size could offer some challenges to installing a septic system but there is nice cottages across the street on even smaller lots. It is nicely treed and offers some value but I would not call it prime. I didn't visit the landlocked one for obvious reasons. But once I get my helicopter license I will drop by for a visit.
