Sorry Farrouck I did not get the rest of the bids. The treasury department contacted me and let me know the highest bid and that I was second in order with my bid ($19,602). But I am interested in the price comparison for the rest of the bids...

Well this is interesting.......
I put in a stink bid on the lot near Lake Bernard and won. The title and execution are clean. Does anyone know about any nasty surprises before I send the rest of the money. Don't want to get burned on my first one!!!!

Congrats farrouk. I was thinking about also bidding on that property but decided to focus on the one with more acreage. It looks like a clean site to me, other than the current zoning (Rural) which does not permit any building to be constructed because of the setback requirements. You will have to apply for a site specific zoning amendment or a minor variance (depending on what you want to do) in order to build.

I think Pawel has got it summed up Just go over your zoning requirements as the rd cuts over the property and setbacks will hurt .

Nice to see that maybe at least one tax sale in cottage country didn't go higher than mls prices.

Farrouk, how much was your "stink" bid? I'm familiar with where that lot resides. Not a bad deal at all if you got it close to the minimum.

I'm not sure what the lakefront ones went for though. I think the Cheer Lake lots were only good for those that had strategic reasons like adjoining lot, or already on the lake. There's still water access properties available without spending big money if you're will to look hard enough.

I know a few were interested so here is what i found out.

Small lot near Lake Bernard - $7200 (Me)
26 acres - $20,800 (Finished 4th)
4 acres, landlocked - don't know
Waterfront Cheer Lake - $16,000
Waterfront Cheer Lake (2) - $20,000

Don't know what the crown liens were on the last two, but this seems like a sweet deal for the large waterfront properties. I didn't bid on these because I thought they would go crazy high.

Is this not the property where the first 3 bidders did not properly complete the outside of the envelope and the sale cancelled.
I  remember the high bid was around $242,000. Crazy eh! This guy even had his lawyer prepare the tender and still not properly completed.
