Hamilton Highway #6 Property

Did anyone do any research on this property on highway #6, 4.3 Acres.
- I spoke with A city planner, he mentioed the property is actually zoned Agirculture, not Residential and since it is part of the greenbelt and zoned agriculture, you would have a REAL uphill battle of rezoning this property. can anyone confirm this information?. If this is the truth, its a real shame, because that property is underutilized and is crying for rezoning.
Besides that issue, the property used to be a dump site, and is contaminated up to the teeth.
Thanks
David.

That place on #6 (known locally as 'killer highway') will be a real pain for whoever buys it. Greenbelt ties it up in terms of any commercial use. You can build a house on it, once you clean it up (perhaps with a few minor variances being required).
The other mass of lots (the ones that are not recognized as lots) are also a waste of money and time. Most of them have Conservation concerns, and those that don't can't be legally built on as the greenbelt does not allow any new development properties to be created. The lots were created - illegally - back in the early '70's by way of a draft plan which went against the grain of the planning. However, for some reason MPAC picked them up as different properties and issued assessments to the numerous family members who supposedly held title to each. Once they realized they could never build, they stopped paying taxes....and now you have the Municipality going to tax sale. Under normal circumstances when a municipality sells a property...it is a property under its own rights since a municipality can sever at will. However, this time it is likely that the greenbelt will override. At $40+ per lot, you've either got a very expensive camp site...and pitching a tent would probably be prohibited, or you can invest a whole lot more cash on legal bills to try to fight the system.
