Trent Hills, Trent Hills and Trent Hills !
What about Clearview?
What's all about those lots in a development area, on which you cannot build at this very moment, but there will (?) be roads in the future?
I guess I have to fill the tank and go to Clearview? Anybody who wants to carpool?

some of these lots are from 1969 and 70....cant see roads coming soon

Talked to an old-time real estate agent in the area and he said that development of those lands is a "who knows when" scenario. Apparently the issue is that the soil conditions will not allow for any more development (i.e. Murray Cres) that requires septic. The other subdivision lots have no roads and no services, nor can I find any mention of plans in the Simcoe County website for them to be put in place. Stayner is pretty town but is not growing like Collingwood, Wasaga, Barrie or Innisfil and since the amalgamation into Clearview they have clamped down on random development.

I took a look at couple of the lands there, what i dont understand - they are in the middle of farmers' fields. how is that possible?

The land were subdivided by the farmers trying to get rich quick and ignoring planning act, now they are useless and worthless... I think there is only one piece out of the whole set that can actually be used..
The city should scoop the land after the "no bids" Sell it back at 7k an acre and if the farmer wont pay then charge him if he trespasses on the land
Oh wait ..then the farmers would scream that they have the right to farm on land that they don't own, or rent after their get rich quick scam fails.. I can see the "back off" signs .."they will have to change them to ..back off government , this ISNT our land "

I was at wasaga yesterday with the kids so I dropped past 8914 County Rd 9 on the way home.
The house is a small (500 to 700 feet at best) asphalt sided (fancy tar paper) tin roof ( not steel shingle) knockdown. Im guessing 5 to 10 year vacant but didnt see any mushrooms growing
Fixing it would exceed the value of the end product . Knocking it down and rebuilding would exceed value of area
There is alot of nicer/ bigger pieces of property on MLS for cheap .
According to simcoe mapping it is under Niagara escarpment control so there is hassles and costs.
Ontario tax sales says NVCA fill area so there is more costs and hassles
Looks to me a win on this at minimum or close to it might make the venture worthwhile but not worth much more then minimum

$102k....
Must be someone wanting to build their dream house because the market has flatlined in that area for anything over $500k and the house that is on the property has been unoccupied for years and is good for a teardown only.
That is a whack amount of money when you can buy 2+ acres for less than that right off the MLS.

agreed , I can buy 10 acre lots up there for that, creemore is a joke , (nothing moves there. It can take a year or two to move a house in that town). however the old building is a guaranteed building permit so it does have value..I bid in the thirties but I knew I was 10 to 15 low,
Of course if the buyer is adjacent or local they certainly have their own reasons for their bid.
