Farrouk you are correct.It seems someone did real bad back in 2003 before trying to poison himself with a small lead projectile.I don't think you want him dropping by.

One of my brothers works  at Kingston Pen,( as an employee, not a rock breaker) , Maybe I could get him to ask the fine gentleman if he would mind if we scoop his property,( I have visions of Deniro and Cape Fear )

Seriously  you are looking at a guy who will be out in a few years but in reality he is probably harmless ( unless you marry him)

'SIU Concludes Investigation in Kaladar
July 3, 2003
TORONTO (July 3, 2003) - - - John A. Sutherland, the Director of the Special Investigations Unit (SIU), has determined that an Ontario Provincial Police (OPP) officer is not criminally responsible in relation to the firearm injuries sustained by Vernon Nichols on June 11, 2003.

The SIU investigation revealed that at approximately 7:45 p.m., an OPP officer observed a red Chevrolet Celebrity. The driver of the vehicle, Mr. Nichols, was identified as a subject of interest in a homicide that had occurred in Peel region earlier that day. The officer began to follow the vehicle and requested assistance. The police cruiser's emergency equipment were activated and the officer continued to follow Mr. Nichols who was estimated to be traveling between 10 to 40 km/hr.

Mr. Nichols refused to stop and continued on until approximately 9:00 p.m. when the car left the roadway and went into a ditch. The officer exited the cruiser and was assisted by a second officer who had just arrived. Mr. Nichols remained seated in the driver's seat. On the police officer's instruction, Mr. Nichols exited his car and immediately fell to the ground. The officers approached and Mr. Nichols stated that he had shot himself.

Mr. Nichols was transported to Renfrew Hospital by police cruiser and ambulance. He was later airlifted to Ottawa Civic Hospital where he was treated for a single gunshot wound to his upper chest area. He was discharged from hospital on June 15, 2003, and placed in police custody.

A .22 calibre rifle was retrieved from Mr. Nichols' vehicle.

Based upon all of the available evidence, Director Sutherland stated that there was no reason to believe that any act or omission on the part of the involved officer caused or contributed to Mr. Nichols' decision to harm himself. The Director stated, "Short of stopping and allowing Mr. Nichols to go on his way, the involved officer had no way of preventing what occurred. The officer certainly did not engage in any ill-considered action which provoked the shooting."

Mind you its a small property on a busy rd so it probably would just  suck as a cottage

I have heard that it is a garage on the property.  There is also a lien from Yourway  Home Centre, possibly they supplied materials for the garage.  I believe you can boat from Mackoy Lake to Mazinaw.  I don't believe a lien from legal aid is a Crown Interest. The situation reminds me of the movie Cape Fear.  However the Feds are currently in a process to revoke the Faint Hope Clause which would have allowed the owner out for good behavior.  If it passes we won't see Mr N. till 2028.

My understanding, from a previus situation inquiry, was that Legal Aid (while principally funded by the Crown), is run by the Ontario Bar, which is not Crown...and therefore, this would not be considered Crown.   In the previous situation, they were aware of the pending tax sale, and were looking to enjoy part of the take on the excess proceeds.

I have been in a similar situation where the owner was happy to sell for 1/2 of market value,
open case though ie.(there was always a friendly car close by)but old friends kept stopping by for 10 yrs.
I don't think his stability will improve with all that's going on.

Wow, this is one sketchy tax sale! well its the weirdiest one I have ever seen. 

For those bidding, never mind the Legal aid or construction lien, you really need to research into the past criminal record (if any) of the homeowner. But one thing is for sure, he is not a good guy, does not value life, not even his own.  Think about it, guy is sitting in the pen all day/every day all he has to look forward to after getting out is going to his cottage/shack whatever it is.  And then he finds out that its no longer his, don;t think he is going to take it too well.


Where do you guys see this river, I did not find it on google.

Who cares? Legal aid is not a crown corporation, the lien could be for 1 million,the lien will not be binding, either will the construction lien.

I would have bid on this property if I thought it would be close to minimum or even double, but my feeling is that someone lurking on here or a local is going to bid in the 50-60K range for this property, my bet is on someone local.  Personally, I could live with the possibilty of the ex con showing up, as long as this is case is an isolated incident and he has no other criminal ties to gangs etc...
just keep track of the case so you know when his parole starts. 

My guess is that who ever buys this is going to cut the grass, paint the place and we will see it on MLS in a few months time, that way the ex con is going to be someone else's problem.

To Brady.mn, drive to Napanee or where ever the nearest lien title exuction search is available from, perferbly on the closest possible day before the sale day that you can manage, with a sketchy property like this, you never know if a crown corportation is going to wait until the last possible second to place a lien on the property-it has happened before.   

Besides, if your seriously considering bidding on any property, why would you take something like lien information for face value on an internet message board, keep in mind that people on here might be bidding against you.

As a first comment I am not going after this one because I have too much already on my
plate because of previous endeavours.  I also see there is a chance to buy lots of marshland in Northern Ontario again (at least that's what claimmaps shows).  As my significant other is overseas visiting relatives I can go hog wild without my normal restraints although I will pay the price upon her return.   

That aside I don't think that this is as bad as some people have claimed.  It looks like some
unfortunate person has carried a domestic dispute too far and has paid the price.  That doesn't sound like a hardened criminal to me.

One question I did have on a case like this is what happens to the chattels (to use a technical term) which are the property of the previous owner. (E.g.. furniture) Fixtures go with the property.

I just came back from seeing this place.

In short, I won't bid on it.

It is not a cottage. It is an old run down piece of sh*t garage. It is still standing but is falling apart and is overgrown; so overgrown that I took photos but you can only see the brush etc. The brush is about 15 feet high and completely covers this structure. It is built close to the road. I tried to walk down to the river but it is not accessible as the terrain is far too rough. The slope is steep, rocky and overgrown. I did park a bit up the highway where I could walk down to the river slightly upstream from the property. If any of you know this area, this lot fronts on the part of the river that is narrow, shallow and about as skunky as I've ever seen. Closer to the lake the river is pretty and wide. However, this place is 2 km (perhaps more) upstream where the water is horrible. Weedy, marshy, shallow, smelly, swamp. There is direct access to the lake from the river, but I don't think that you could get a boat in there unless you raised to motor up all the way and either paddled or used a pole for the 2 km journey.

Bottom line, this is one where the reality does not match the description at all. The only way somebody would bid $50,000 on it is if they bid sight unseen from the description.

My strong advice to anyone considering a bid on this one is to see it first. Have a look and then comment on my description if you wish. I wasted Father's Day driving there and back. Anyone who was considering a bid should buy me a beer for this info.
