Trent Hills Garage Sale New - 3rd one this year

I figured for once I would beat Rob to the punch so I could give everyone a good excuse to see the big city of Warkworth.
There is no excuse for anyone to not get their bids in because they are due August 19.
I have got to say one thing about White Rock Estates who were the original owners of most
of these properties listed; they certainly picked a variety of Terrain. There is something for every type of creature I can think of.
I do like looking at property in Summer it certainly beats the middle of winter.
The other thing I like is the way Trent Hills Organizes their tax sales. I think we should have an award for the best organized tax sale and I would nominate them.
I had limited time so did not get them all but here is the preliminary list.
1. Proof that swampland exists in Canada in addition to Florida but the swampland is not wet enough for ducks. Bring your baseball bat to discourage biting insects; the local moose flies are
Very big
and they obviously have not been fed recently.
2. Requires more study to see the odds of a building permit.
3. On the top of a hill and great for Mountain goats. Might make an interesting contest for the dirt bike or pick up truck owners to see it you can gun it to the top. Pitty because off a major highway.
4. Requires more study as I did not have time to properly locate it. Again issue of building permit.
5. Environmentally controlled. Don't count on building.
6. Didn't have time to see. Unknown
7. See note 1. In addition to moose flies there is also a large collection of deer flies. Very easy spot to make your annual blood donation to nature.
Note road is difficult to walk around on . You may want to walk in from Highway.
If I keep this up I will be writing in the travel section

Finally saw the one I missed: (see previous post Bid # 6)
It falls into the mountain goat category. However I am temped to open an excavating company and service all the winning tax sale bidders on this round. I will take the soil from the hills and fill in the swamps. Great way to make money and get paid twice.
I think I have contributed enough blood for this tax sale. Boy those moose flies can bite.
Separately I think I have done my share for this tax sale. To save us an unecessary trip anyone looked at Galway Cavendish yet.

Yeah the one you missed could use 20ft of fill. I would have checked them out further but the flies were bad.
Besides that they're all too far from the beer store.I'll look at Galway this weekend.

I was surprised that so few people showed up. Must be that they prefer the beautiful sites of the Welland (canal) to the the Trent canal in Campbellford.
One thing that is nice when there are only a few bidders you can even talk to municipal staff after the bid who are always friendly in Trent Hills. We even talked about how they can move upscale to attract high class bidders like PFM rather then low lifes like myself. I will advise him by private message how they promised to improve quality. We may even try to get Frank out.
They promised to work on the fact that owners are not allowed to redeem property at the last minute so the members of this board are not disappointed. Especially for the high end stuff preferred by the the high rollers.
I guess the main advantage if you are going to this type of property sale is that the odds of redemption are low reflecting value of property for sale. Anyways onto the bid.
1. I now have proof that there are lurkers on this board as the swampland failed to attract any
(# 1 and #7). As a result I understand that the local moose and dear fly population is really
up set with me.
2. A note to myself that Bigfoot (Newbies refer to last year posts for background) has returned
and I have to take appropriate defensive actions. I think he got a couple of the other
properties.
3. I was surprised at the highnest of bids in general given quality of property, amount of work
and expense needed to do something with them especially if you wanted to resell them. I will
check next winter to see if we have a new ski resort opening. If this is setting new norm I
will have to decide whether I will sit the next bid out.
For some of them there is just no profit.
4. For example to justify the drive I decided to bid (not aggressively) on 1 of the properties. It
showed.
a) I was low not high bidder. (At least you get your deposit back quick)
b) Winning bid was almost twice mine.
c) At that price (almost $14,000) it was just not worth it to me to buy and sell.
Local chequer board property that you might be able to do something with is around
$20,000 in a realtor sale.)
Expect the next one when the leaves are changing colour or just after.

Dave! I was going to introduce myself but thought you were a local.
Here's the quick rundown for all others:
1. no tenders
2. $7813
3. $15,000
(I actually loved this ski hill but was advised by the municipality that entrance permits would be difficult if not impossible to obtain.)
4. $13,500
5. $5,113
6. $8,713.13
7. no tenders
Lots of excitement this aft, though also as you mentioned Dave, mostly very poor properties. At least the weather turned out!

I too was surprised at how high the bids went. . . I really didn't think my bid on number 6 would be beat considering it is a site that floods every year!

Part Lot 14, Concession 5 being Part 24 on Plan RD 45 formerly the
Twp of Percy , now in the Municipality of Trent Hills,
County of Northumberland
PFM: Re the above property I just realized that one of my shortcomings is I don't plan enough ahead. I believe this property is part of the same swamp(land) that failed to sell last time and a few times before it. If I had been smart I would have bid for all of them and probably would own all of the swamp now. With such a big parcel I might even be able to trade it for some offseason Florida swampland.
Any idea of the exchange ratio of Northumberland swampland for Florida swampland.
With such a big parcel I might even be able to raise moose flies commercially.

Ignoring the property in town at least one of the others looks like it might be worth a drive by to see what you get. In one case I may even have to get out my big tape measure and see where the property line falls.
Worst that would happen is you get to see the fall colours.
I am hoping as a result we get some really high bids, so I can feel that the property I got in the same area last winter might be worth something.
