Has anyone checked out the Frontenac pieces yet? The 30 acres is locked and the 100 has Environmental sensitive zoning on half the land .Google maps is a winter shot so you can tell if its ponds or swamp. With the environmental zone I suspect its just a mosquito breeding facility. If anyone visited and is taking a pass , would appreciate some info images etc
Also anyone know whats been redeemed. With a list like that there should be a pile stroked out by now.

I checked out Desert Lake and have decided to pass. To me there appears to be a driveway right thru it to the next cottage. Also with a depth of 132 feet and the set backs you are really limited to what you could build. I am not an expert so if you like the area, check it out yourself.

The tender package indicates the 33 acre property has road access? Is that not the case?

I've done minimal internet and phone research on 6 properties. yes the 110 acres has some swamp on it. But the 33 acre property has year round road access according to the mpac assessment. pmf101 where did u get your info?
On the second property listed file#7048 with a min bid of $5440 I think I found a crown lien. On the statutory declaration one of the interested parties is the Director of the Family Responsibility Office.
Anyone else find any other crown liens or swamps on any of these properties?

Ok it looks like pfm1011 might be right after all and mpac might be wrong. Looking at other maps of the 33 acre parcel looks like no road access. (possible trail on one map though)
And its not the only property to have wrong info attached. for example the 1 acre need bobs lake (file#22559) claims year round road access but when I talked to the zoning department they said no, its limited service on a private lane.
As well I was told (by someone in the treasury department who sounded honest and sincere) that many of the lakefront and and near-lake lots in the area are accessed by private lanes and roads (including ones in this tax sale) that run through private property! but it all works out through gentlman agreements. Any opinions on if that might be the reason some of these are up for tax sale? and opinions on how that might affect the value?

The zoning map shows as the property is Lot 6 con 17 which is the four acre triangle , The 30 acres 36248-0204 is Part lot 5 con 17 and is north of the railway, nowhere near Opinicon rd and the teranet image confirms this...

So it looks like South Frontenac made a mistake on the tender info.
There is another parcel, on Burridge Lake that I thought looked interesting, but water access only. I suspected that this might be a mistake. There looks like there is a road allowance to the property according to the mpac map. I am not interested in this one so I didn't pursue it any further.

another mistake is the dog lake property. The tender info states it is on lot 10 and has no concession#. But the two maps I looked at show it to be on lot 18. If that werent enough to scare me off apparently the lot is solid rock and would require 20K in blasting just to access it from the lane and will have septic issues.
Its hard to find a property that isnt a dog here. (a sickly dog not a purebred)
The 9.11 acres lot has hydo towers going across it.
the ormsbee road lot has some "low areas"
All my info comes from the treasury, building, zoning and health departments. Its not that likely that all these people have 'cousins' who are going to bid on these and they do seem sincere. Am I being naive?

The Northshore piece has a house but I have no idea if it redeemed and Im not in the mood to chuck someone out at xmas (Truth is I got my butt kicked a few years ago on a piece on Northshore and would completely bug me going back to the area as me and the misses really wanted the piece as a keeper)
Looks like my year of shopping is done unless the gazette comes up with a christmas eve sale ;D

I don't get it . What are you talking about? Are there inisders? Is there a conflict of interest here? If one example is Burridge Lake and they call it water access when it isn"t, that is a problem!. We spent a lot time and money on this journey and risk huge amounts of capital and to have that compromised by unscrupulous nepotist is beyond the pale!

Hmm, 26.2 Im not sure exactly what your saying. I dont think anyone was stating nepotism was happening here. there is always a chance of it but that could never be proved anyways. I think the slight mistakes and contradictions are due to an inexperienced treasury department conducting their forst sale. Is anyone from this board going to the tender opening? I think one of the experts should go because they know a lot more about the process than the treasury department

That often happens in smaller municipalities as a result of inexperience. However, I have noted mistakes in much larger municipalities and upon inquiry they have acknowledged their mistakes and made changes to their ads and materials provided to bidders. Has anyone gone to the municipality and asked them to verify their information.

Lots of errors and inconsistencies on this sale. The township is only obliged to give you the property legal description and the cancellation price. Beyond that anything else is bonus and could be suspect. I do believe that they even screwed up the legal description on one allready. I have called the township and they have 2 different stories depending on which department you talk to. No one seems to know which roads are private and which ones aren't, can you build or not ect.

The lien exists and it is a crown lien. There could be others but I only researched 7 or so properties.
I found it by asking the treasurer for the statutory declarations. (according to the latest version of the municipal act they have to give it to you) This piece of paper shows who the treasurer sent out final notices to and lists all the interested parties and their addresses. I use this instead of doing a title search right away. although the info on it is usually over 6 months old it is still a valuable guide.

You definitely deserve the good karma. I liked some of the properties in Frontenac, but did not have enough time to research. I wish everybody Merry Christmas. Hoping for good properties in 2009.

Well despite all the inconsistencies in the info about some of these lots, I sent in 3 bids fairly blind. Im hoping my very low bids will work in this new economic reality we're in. I didn't see the lots, no title searches , I'm rolling the dice. If anybody goes to the opening please post the results. Good luck to everyone bidding on other properties.

I was thinking of tossing in a bid on the hundred acres but didnt have time to go take a look as I really wanted to see it first as I cant tell if its swamps or ponds. If its ponds it could be a nice piece if it goes cheap enough. I was going to lowball so I probably would have been smoked anyways.

I put in 2 bids sight unseen. I couldn't bear the thought of those kids going into the holidays without their child support. So it might be a Xmas miracle for some somebody. (I'm so idealistic). Anyway didn't go too high so I also expect to get smoked.

Hi ~ I'm new and have a question. What happens if no one bids on a sales tax property? Can you go to the township and make an offer for the minimum bid any time after the deadline? Thanks, Sandra

The town has a choice , leave it and try again next year or two or take it and sell it. If a town takes it they will sell it via public tender ..so no you cant just walk in and buy it.. Additionally if it doesnt sell at a tax sale..it wasnt worth the minimum
so if you want it, bid on it at the taxsale as it will never be as much of a bargain again.

Here are some results. I didn't bid but was tempted and followed up. Burridge Lake [water access maybe] assessed at 28,500 winning bid 17,668. Desert Lake [row through your property] assessed at 65,000, winning bid 26,885, Dog Lake [a lot of blasting] assessed at 48,000 winning bid 42,140 Read em and weep. I wished I had ....never mind.

wow for dog lake I originally bid 43k then I scratched it out at the last minute and bid 33k cause I didnt really want to win unless it was going to be a good deal. got any more results

Well Well ... Looks like it will be a good Xmas for those poor abandon children with the dead beat dad. I won the Bob's Lake backlot ($6540) and finished 2nd on the Ormsby Road property (Winner was $15609). Good thing because I didn't want them both. Didn't get other results but if you call Monday they will tell you.
Even with the lien I think I made out OK.

I know Burridge would be a vey smalland odd shaped lot. Their is another property beside this resently purchased - for 49K, its also an odd shaped, the access is through someones property with a small trail. To me its somewhat an after though for a local trailer park boy, worthless for most, and no home or decent cottage could be planned to fit. So, you may think its a deal on paper but, show me the real benefits! Because I see little here, except for spending your money on crappy property know one really wants or needs.
