Frank,

I think just by the posts alone most people can tell who's who on here.  By that I mean who know's what they are talking about.  That is the impression I'm getting and I am very very new to this.  I have NOT bought a tax sale "yet" and I am learning lots on this forum.  I only wished I had found it sooner.

I would never dream of contacting the owner, only because I would really feel that would be counter productive and I wouldn't get anywhere with it anyways.  Some people may have the "gift" of talking people into selling their property to someone over the phone, however I am not one of those people.   As for a Tax Sale....I'm looking for the right one for me.  Will it come around?? Maybe maybe not, but I'll have fun looking. 

I was disappointed on the Bala Lot.  Thought maybe this was the one, but I know in my heart it wasn't the kind of property I'm looking for ...water level (yikes and the road noise).  Very close is the one across the road with the big for sale sign that is listed at 299,000 (4 acres, 1010 waterfrontage, + 2.2 acre backlot and an addition piece of an island)  Don't need all the extra stuff but it is a sweet lot. I don't have that kind of coin but for someone out there it is.  Sorry off topic.

on that note....I'm still paying attention

Well I guess thats why I left the farm.

Couldn't find a pilot that wasn't into himself and didn't want a farmer who was always outstanding in his field 

Married a Mennonite instead who's family fights over two copper pennies   Have to come up with my own coin for these tax sales.

As for the lot in Bala, it didn't look too steep but then there was a bit of snow when I saw it.  Your right about the water level though.  Probably why it was never developed in the first place.

Thank you Kevin110 for saying what I wanted to say. 

I admire your candidness Pfm1011, and I've enjoyed your insight and knowledge on Tax sale's and your humor very much.  However, I do not appreciate your comments.

I will admit that there are big business's out there that are running farms nowadays and pushing out the small farmer.  Maybe you should have clarified that in your post.

My father struggled for 45 years trying to make ends meet on our small dairy farm.  Mind you we had the best life ever (NOT rich but fulfilling). I wouldn't trade being raised on a farm and the struggles we went through for anything.  Even the close call we had to almost loosing everything in the early eighties with the recession and insane interest rates.

There were many times and may stories I could go on about love my parents and so proud of them.  (even in their Eighties still live on the farm).

They haven't come out with the Tender results yet on this one.  I was watching the Three Mile lake one too.  I searched and searched for the access road that lead to it.  Drove up and down for 1/2 hour and finally headed home.  The map was no good and I didn't want to walk back in across the closed fence that I believe was the road at the time.  Did a search on Google maps and since the picture was taken in 2005, the satellite managed to show the Algae problem that Three Mile lake had.  All people on the lake were told they couldn't drink, swim, fish or do anything like that after they made the announcement.  I believe the lake is okay now, but there is alot of discussion on environmentally protecting the lakes and what you can actually put / build / dig on your lot. I never went back because it didn't look like a waterfront lot.  But who knows
