I live in Northwestern Ontario and " YES " we are very isolated from the rest of Ontario but it's a great place to live. I live in Thunder Bay which is the main city in Northwestern Ontario with a whopping population of approximately 110k to 120k. I live approximately 8 hours (vehicle) away from Winnipeg and Minneapolis. The main industry out here is Forestry and Mining. Our forestry industry has suffered alot with the softwood dispute with the US and high energy costs for our mills in the Northwest.

I good retirement town in the Northwest is Marathon as the many Southern Ontario retired couples have bought homes for dirty cheap. You can pick up a nice home along the lake for $50k or less. Plus the hunting,fishing,hiking is amazing!!!

I was even joking with my wife that I had come so far that I should have bid on another property. I have learnt alot about tax sales from searches to evictions. I will be ready for the next one for sure.

Received a phone call from the city today telling me that the one property that I was interested was cancelled. Two days before the deadline. It was just too bad as I had already done the title and execution searches and I was just preparing to transfer money for my tendered bid. I must say I am a little disappointed as I wanted to at least get to the bidding process of a tax sale. These past three weeks preparing for this tax sale I have learnt so much and I would also like thank this website for the valuable information shared by the members here.

I will definitely be keeping my eyes open for other possible tax sales in the area.

So just to be on the safe side of an example here.

If the person who owns the property has a crown lien (ex. owes $10k in personal income tax) then if you win the tax sale you will owe $10k to revenue canada as the have put a crown lien on property. Now if you do a execution search on the person and it shows they owe let's say $10k for a mechanic's bill (mechanic liens are usually put on vehicle's but you catch my drift) then this judgement against this person's assets (home is this case) has nothing to do with your tax sale.

I just want to be 100% sure this is the case.

Well, Like I had mentioned before I am looking to put in a bid for a tax sale that is currently occupied. Deadline for the tax sale is June 15th. I have done a title search and everything looks good so far. Picked up my Tender Package and I have contacted my lawyer about a possible eviction. I also talked to my insurance broker about insuring the property if I win it and even though there may be other people living there I can still insure the home. Anyone familiar with home insurance after purchasing a tax sale with people still living in home?

I will also keep you guys informed to see what happens.

I am sure most of you might have heard of this incident most recently but thought I would post it. There might be a property that I might be putting a big on and the people are still living there. I am sure this doesn't happen often, but this is part of the risk of a tax sale.


OTTAWA -- A tense 14-hour standoff came to an end Friday morning when a man suspected in the shooting of an Ontario Provincial Police officer surrendered to police.

Police surrounded an isolated two-storey house in the Township of Elizabethtown-Kitley, located about 80 kilometres southwest of Ottawa, shortly after the Thursday night shooting. Police officers had responded to an unspecified call for service at the residence. During the incident, Const. Chris Trower was shot in the upper body. He was taken to hospital with serious but non-life threatening injuries, and was reported in stable condition Friday.

Sgt. Kristine Rae said negotiators had managed to convince the man to surrender and no one else was injured. The bearded 51-year-old man is to appear in a Brockville, Ont., court today to face a charge of attempted murder.

He apparently was alone in the house.

Dozens of police officers were involved in the action, including two tactical response units, dog teams and regular officers from across eastern Ontario. Paramedics and fire fighters were also on the scene.

Because of the isolated location, police said no neighbours were at risk of injury.

Police did not identify the suspect, but people in the area said he was Rodney King, who had lived on the property for some eight to 10 years.

Township officials confirmed that Rodney W. King had been the previous owner of the property that is now owned by an Ottawa man.

Steve Kelly, who lives in the nearby village of Jasper, Ont., said he did not know the man but knew of him. He said the man drove a camouflaged imported SUV and largely kept to himself.

Russ Radford, a resident of nearby Frankville, Ont., said the man had recently lost his house and 47 acres of land, mostly covered by bush, for tax arrears. He said the property sold for $97,000. Because the tax arrears amounted to about $12,700, he said, King was likely owed about $85,000 from the sale.

Radford said King was likely facing eviction, and the stress of that could have triggered an over-reaction.

There is no GST charged on residential tax sales in Ontario that I was informed today. Only commercial tax sales. Thought I would post that.

I went to the Thunder Bay one today. You could hear a pin drop in there. The person who served me said most of the searches are all done electronically now as I only saw a few people working. I expected a pretty busy place.
