Cab,

I looked into this a while ago..... To use a road allowance you need to have permission of the land owners adjoining the allowance from an existing road to the property.  If you have permission you can use the allowance as is (of course removing the odd tree here and there to allow use will likely go un-noticed, but that's your risk to manage).

In order to put a road in, it must meet the standards of the township.  This means, $$$$$$.  Environmental assesment will be needed, then assuming you're not tapped out of cash after the assement, the road will need to be constructed.  As we're not talking about a bush road for one persons use, rather we're talking about a road that meets the standards of the township, building the road will not be cheap, even if its a very short road.

Possible roadblocks:

Need approval of adjoining land owners.

Need to pass (and pay for) an EA:

I'm not sure, but I believe even if you have the consent of the adjoining land owners, the township still has to approve the road.  This may be a hurdle as well as it will mean another road for them to maintain....... this costs money and unless they are going to get a good revenue in taxes on the improved properties, I will not be excited about having to pay to maintain another road.

I live in the Tweed area, and there were no bids on the two land-locked parcels.  I did a bit of research (talked to adjacent land owners) and found out that it would not be possible to get access to the properties in question.  The adjacent land owners were not willing to talk about a right of way as they currently hunt on their properties and plan on hunting on the tax sale properties once they become property of the township.  They had no plans on bidding on the property, as they can use it for free once its property of the township.

I'm not sure why it isn't working for you, it works for me, and I've tried at various computers.  Often it takes a second to refresh. 

Forgive me for covering the obvious, but just in case.....

Cut and paste the address on the original thread into your browser.

Click on "Map Search"

Scroll down click "Yes" to accept the terms/conditions.

On the top of the viewer, change the "Search by:" drop down menu to Township.

Enter the name of the township into the search criteria (note has to be township, not municipality, town, city, etc).



Assuming the viewer starts to load the map, give it time, its a government program ie. slow and painfull, and it often doesn't work.   For me what typically happens it that the viewer will say refreshing data.... then after a period of time it stops, but shows the old picture.  If this happens, I click on the drag tool (hand on left hand vertical menu), once the drag tool is selected, I click on the map, and move the mouse slightly.  Sometimes this works to show the image.

Oh ya, if it doesn't pick up the township, but you know the general area, use the zoom tool to highlite the area, this should zoom the map in close enough for you to then, zoom on the township, etc.

I use ClaiMap (Ontario Mining Claim Map).  It shows lot and Con for all townships in Ontario.  Once you have the location pay attention to landmarks (streams, ponds, etc.).  For topo, I use Toporama (Canada Digital Atlas), you can get maps for all Canada.  Both maps are free to use, Dynamic, and on the net.  Once you have location, and topograpics, I use Google maps to look at the vegetation.

I am new at this so are there other cost aside from your winning bid amount that may have to be paid by you on these properties?
Is there a chance that a contractor might come after you for unpaid bills by the former owner or a mortgage company would want the mortgage payments? If anyone can let me know it would be appreciated.

I am new to this as well, from this discussion board I have learned of the following costs:

1.  Title search:  Cheap way, do it yourself at the registry office (requires the understanding of some legal terms, play dumb and ask or bring some reference material).  Moderately cheap way, ask at the registry office desk if there are any free-lance searchers in the office that may be able to help you, again play dumb and try to learn as much as you can about how to search.  Expensive way, hire a real estate lawyer.  Beware, sometimes you get what you pay for.  Also use this to evaluate any rights of way, or easements that may change the value of the property.  Note: seems reasonable that you should do this research last as it costs money, most advise visiting said property first to be sure you want to put money out. 

2.  Execution search:  At sheriff's office against current owner.  Here you are looking for crown liens.  These are the only liens/mortgages etc. that really matter, the tax sales act gives you a clear title from all other types of liens/mortgages.  For more info read the other posts on this board.

3.  As previously mentioned, land transfer tax, and accumulated land taxes since sale posting, and of course GST were applicable (don't you love the government).

4.  Gas/Transportation cost:  If you are going to spend thousands of dollars, it would be advisable to look over the property with your own eyes.

5.  Tender package.  Some are free, others cost a few dollars.

6.  Your time.

I may have missed some, but you can never do too much research, read through the postings on this board, and you should be able to learn all you need.

Friends of mine recently bought a water lot. 

In the case that I know about.  The water lot was on Westlemakoon lake, they are building a house, and wanted the option to put a boat house in.  Years ago they damed the river flowing out of this lake, and the water level came up about 10 feet flooding parcels of land. 

If they had not purchased the water lot in front of their house they would not have the option of building a boat house or dock.  I assume water lots are only valuable to those who own the adjacent shoreline.  Perhaps there are other uses, that I am unaware of.

I found a useful website that shows lots and consessions, for all of Ontario.  It was developed to show mining claims, but works well for locating property.

The website is not the easiest to use, but it works.
