For agenda I would keep it informal with a meet and greet as opposed, for example, to retaining anonymity when chatting at a tax sale.  Recent and upcoming tax sales will likely be discussed and it may be evident by end of the evening if and what kind of agenda may be useful for next one.

I'm on board to meet with you guys, Tues preferable.  Yr location Dave2, is it the Williams Pub Cafe 2454 Queen Street East Brampton?

I've researched scores, made 3 unsuccessful bids (one close) and now keep to a distance radius due to time and ever-increasing public awareness making bids often less lucrative .  However, I'm not deterred and think a meeting with like-minded folks is a good idea, I'm in Newmarket area.

In some private posts some of us have talked about possibly meeting.  Want a public place safe and during a time when there are lots of people around about so people do not feel threatened. 
I have done before with another group that invests in precious metal stocks with good success.
Some discussion as to merits of pub or coffee shop.  Timi's is too load often for a private discussion.
My first guess would be northwest Toronto by the airport.  Corner of Airport road and Carlingview. Just up from the northeast corner there is a place which I have often held meetings with several people coming from all over the GTA Called "Williams Coffee Pub" Nonalcoholic but like an upscale coffee (and Tea) shop.  (See URL if Rob will let me post:)

I myself have to come in from an hour to the east of Toronto but I believe a number of posters are from north and west of Toronto.  There is public (TTC) bus service but it will take a while.
Weekday evening say from 7:00 - 9:00 I think is best, after rush hour but before it gets late.  Can always be continued on if desired.

Hi Frank

I figured that'd be the case, I was looking at Muskoka/Gravenhurst sales.  If you win one with partial conservation (making it unbuildable) can you sell it on as recreational land for hunting, fishing etc or is it a strict no trespass policy?  Sorry I know this is a little off the track but I can't seem to find a simplified answer.  Thanks, Guru

Anyone had experience in applying for redesignation of Natural Heritage Areas?  I think submission of an Environmental Impact Statement or similar is required to town offices and I have a general understanding of what's prohibited and may be permitted.   I'd be interested in any feedback, good or bad, if anyone's done this.

Thanks for the info Metboy.  That's odd, who advised you the second lot was cancelled and when?  I contacted town last week and no mention was made of it.  The two roll numbers (properties) are assessed under combined value so what is assessed value of the house on its own now?  Town website doesn't appear to have updated with this development.

Has anyone paid a visit to this property?  Although town can't confirm it's believed to be unoccupied.  Any info would be appreciated to potentially save on a trip to visit...

If the property has a house or commercial unit and is occupied by owners or tenants after your successful bid and registration of tax deed you have the issue of getting them out, if you want to, which can be messy and expensive.  I've heard some are just happy to get a cash lump sum to vacate, although I don't have any examples to offer.

Anyone purchased a tax sale with occupants post sale?  I'd be very interested to hear any stories.

p.s. called the town and this printing shop above was redeemed Thurs.  You should expect to see this 95% of the time.  If not then they have time to post sale - the earlier of you registering the tax deed and 14 days.

Do you mean before or post opening bids?  It's 3pm today 16th. 

If you're enquiring about the properties I did a little research and not viewed nor undertaken searches.  One of interest for me, at least, was the printing shop and apartment in the town itself.  The owners Ronald and Joan Leavoy are elderly I think and advised the town of their intention to settle the arrears.  Elderly owners and occupied, I don't have the stomach to pursue... doesn't mean there aren't ways around it maybe for everyone to be happy but I'm not at that stage of the game. 

Another is the land in Glammis. Irregular shape, lots of setback requirements to consider including separation distance from what might be a livestock facility adjacent to it.  Owner is Caroline Stefaniw.

This could be out of date, I haven't made further enquiries for couple weeks.  Good luck in any case, talk to the staff in tax and planning depts today, they're all very helpful.

neighbours will argue that their prior use existed prior to the adoption of the land titles act and that they hold their interest under the surveyors act (sic?). Something about the transfer from one act to the other not being effective for any prior use claims.

Subdivision of the parcel was created 1921.  Owner retained this piece of property, didn't develop it and as such has been used for public recreation without issue with the owner.  Either that or neighbours directly behind the property are balking at the idea of losing their view and on a crusade to stake a tenuous claim.  I can only speak second hand but understand municipality lawyers have checked title on the matter and are satisfied no one in the street has a legal claim on the property in this way.  Neighbours will probably create problems if you buy and apply for variances when building, otherwise they have no rights.  They've just enjoyed a free lakeside picnic site or view till now.

Rob/Frank (anyone knowledgeable on the acts), are you familiar with the relationship between the land titles and surveyors acts and potential prior use claims like this?  Have you seen it revealed in prior sales?

33 acre scenario I understand now, thanks.  Is it common place for the Crown to negotiate this way as RichD found in his enquiries?  Do they provide declarations of such to bidders prior to a tax sale?
