Can anyone point me to where I can get a description of all the abbreviations used in a tax sale listing?

For instance:

If you visit the Registry Office get the copy of the R-Plan out and you will see the property in all its glory.  Remember to look under the former Willoughby Township section.   If you get the extract for the PIN number, then it will lead you to the deed, and any encumberances on title....simple.   Pretend you have no clue as to what you are doing and they will help you out...of course don't tell them what you are doing as they will scoop you on it.

Not too much to scoop as its a rd allowance.  (cant build as the land is reserved for a road ).  Frank is correct that you shut your mouth at the land reg..( and everywhere ) as they will scoop you as fast as anyone else

You can save some time by going to Niagara interactive maps http://map.niagarafalls.ca/ switch to developments mode   and search by roll number..just to confuse you , you have to take off the last four zeros

Hit the earth on the side for aerial imagery.. play with the various layers to see flood plains, woodlots , zoning etc . Unfortunately you still need to get a survey to see the road allowance but its in the description so no need to.. of course even without the road allowance..its still too small to build ( read the niagara special policy) additionally I can bet the guy with the hundred acres behind you is not going to allow the road to be closed.

 is actually interpreted backwards, from the last definition, thusly: this land, in NIAGARA FALLS, is now legally described as being PT 23 on plan 59R6480; the underlying land description is that part 23 of plan 59R6480 is laid out on top of (part of) the road allowance between lots 10 & 11 on concession 7, and also on top of part of lot 11, concession 7, in Willoughby (Township). The road allowance will have been, by bylaw, closed up and sold sometime in the past. Municipal staff will tell you if a building permit can be issued, and, I presume, it being a normal lot on a normal street, it should be so.

The catch on this stuff is it is not normal lots on normal streets..the testementary lots created without town approval... The courts ruled they are lots by title, not lots by planning .  Dont think the allowance is closed as I believe it would come off title when they transferred the land in 90 ( thats a frank question I believe as Im not sure of that answer) Additionally the tax is less then 1/3 of the rest of the lots so I presume the road allowance cant be closed or it would be the same tax rate as the others going out for sale.

Open or closed allowance  it still doesnt have the frontage so its a no build
