How often do you get a property surveyed that you have bought in a tax sale? Seems less and less MLS buyers are bothering as they opt for title insurance. Methinks that in a re-sale you might be able to cut a corner here since th ebuyers aren't asking for it anyway.

If I dont have a current one ( 15 years or newer), I get it done prior to listing. They are cheap anyways and its a great selling tool having a fresh survey and eliminates any chance of a buyer trying to squeeze you... "it says 50 acres in the ad but the property is really only 49.96 acres. I really think that the property is over priced now...bla bla bla..
Just saves the hassle and keeps the buyer out of your pocket

I do the same. I even up the anti in certain situations and get a topographical survey which shows elevations, along with the building envelope, (IE. property buildable) area and and entrance way with a dwelling.
This helps in dealing with township officials as they usually don't get this quality of information. This assumes you bought a reasonable property that something can be done with it. Of course if you goofed and now own mountain goat property or swamp, you may want to stick to flowery language.
Nicest survey I have had was to find out I owned a tax sale property with 50% greater area then myself and everyone else including the township thought because it had never been surveyed before. I was happy to pay the bill.
