Both of these are a waste of time. They have addresses of 13 and 35 pineview trail  but no frontage on pineview

Use the address search at simcoe maps maps.simcoe.ca select the greenland and wooded area tabs. Check the contours also and I am sure you will never get approval to cross the bear creek

Both are 1250 ft down the unopened rd allowance

35 is across a creek,  Property is under simcoe greenland designation ( yes they created their own)
15 is just small and not worth the cost of opening 1250 ft of road.

Houses on Pineview are  trading at the 350ish range so no great value there..

so leave it all for an adjacent owner to have a nice big back yard. It has two trails coming in off pineview and its owned by the developer so Im guess the residents on pineview think that its part of the development . If you try to build they fight you to the death to keep the park

Houses are 200 k in the area but unless the owner and his entire family are dead..it will  probably redeem.

If not some clown will bid at or above retail since this property is close to utopia  http://www.utopia.on.ca/ so clearly this land is worth millions..  You can be just down the road from Bob Hope,  Dorothy Lamour and Bing Crosby while drinking beer with Todd Rundgren

I have a feeling The house on Calford st will not redeem.
It has the "Family Responsiblity office" listed as an interested party.
I heard varying opinions on whether this constitutes a crown lien.  But I would think it is and Im staying away.
Does anyone know if the 37 acre lot is "swampy"?

The FRO is a Crown 'enforcement' agency under the Ministry of Community and Social Services.  It is empowered to enforce court ordered support payments on behalf of family's that have split and the one party does not make the support payments...usually referred to as 'dead beat dads'.  It has the authority to garnishee wages, etc. from employers, and other income sources...and to place the amounts owing as liens on property.  As the amounts owing are not owed directly to the Crown, but rather through the Crown, I am not certain that they qualify as actual Crown Liens.   In fact in one section of the Act it clearly states that if the dead-beat actually dies, then the lien and orders are terminated...Crown liens do not normally terminate that easily (if death is to be considered easy).

As far as the FRO being a Crown interest I am not sure but I will pass on one of my experiences dealing with this several years ago.

The property had a FRO lien on it, my lawyer simply wrote them a letter saying that the old party no longer owns the property and I am in no way connected to the individual.  My lawyer requested that this lien be removed.  It was!

I am not saying this is the way it is supposed to be dealt with or that this property will be dealt with this manner but it worked for me. 

As I think about this I have an idea.  Lets say that the FRO did not have to forgive this lien, upon examination of the numbers they realize that the difference between the min bid and my winning bid more then covers the amount of the FRO lien.  I assume that they would be at the front of the line in receiving money so they realize that this is a more easier method to get their money then to go after me so the remove it.  After a year the proceeds from the sale get dispersed and they have their money.

If anyone can confirm this or shed some light on this idea it would be appreciated.
