HST and resale of tax sale properties specifically (vacation) Land

There seems to be some confusion as to whether HST is to be charged on resale of vacation land in Ontario.  I have seen differing so called expert opinions.  

For the average working stiff like yours truly it appears it does not have to be levied on your first one or two sales.  

Once you get to Frank's rarified attmosphere with more then a couple of sales apparently they classify you as a professional (i.e.  you are deemed to be in the business of buying and selling land) and HST must charged.

Anyone got any clarification they help us with.
