Helping fellow Board Members - Should we be more active on the Sell Side

At the end of the day if you work hard enough and follow the good advice available here you should have reasonable success.  If you get more then a couple of purchases; logic suggests that it may make sense for people to sell some of their winnings. 

While the main effort will come off this board; the issue remains that people like myself will have more buyers then sales.  If we don't have what someone wants where do we send them? 

There is also the issue that we never have exactly what someone is really looking for.  A good example is what happened to me last week when I showed property to someone who is serious but bottom line is I do not have what they want; which I could classify as classic Haliburton cottage property.  Last fall when I had a chance to get it
the municipality collated the packages wrong (See Marmora and Lake last fall) 

As a result while I have some great Rice Lake offerings (at least I think so but I am biased); that is not what they want.  I would not have a problem passing them on but we need to be more active in this area and it is probably best to establish some basic guidelines so not just anyone can post here.  Certainly we get enough spam including naked bodies which if I want to see I can go to the beach not on this website.

For example on some other websites like this I have seen a policy enforced by the administrator that a certain number of posts have to be made before you can get a right to do ?

There is also the problem when you sell something people want to deal with the real person and I expect you are going to have to expose your identity which some people may not want.

You have some interesting ideas. First, I think that a member should pay commission to another member that facilitates a sale, say 5%.

I know that you and I have had many pm and telephone conversations about things that we would never share in a public forum. Without going into details, it has helped both of our causes but we are two people who have established a level of trust with each other. I would love it if the forum conversations could be more like that and I suggested to Rob in a pm that there be a "members area". The problem with permitting access to members with a certain level of posts is that it is easy to post crap and reach the threshold level. So, I don't know the solution to keep trolls, lurkers and scumbags out. Maybe pms work the best for anything that is not for public consumption.

Has anyone really had much success selling directly on this site? My impression was that those situations were rare.

As for a members forum, that could be ok but I think I'd rather just live with the spammers if more people can read about what I'm selling.

As a side note, selling is such a pain. I've been trying to sell a couple of my properties off and on but the hassle of selling to people on craigslist or kijiji is almost not worth it.

I always use agents to sell, I am too busy to put up with time wasters and low ballers. Kijiji and craigslist is full of low ballers

agents will also screw the buyer  get you max price ( max commission)  and usually well more then the 5% you paid them..high price and no hassle..love agents when I sell ...however  when Im a buyer..I despise the lying scum

My original purpose still remains; If I have a serious potential buyer but don't have the type of property they are looking for I am willing to pass it on but not in public.  The reason for listing selling information is to get an idea what people have.  

Most people on this board are pretty closed mouthed about their winnings.  

Let's try one although I am sure no one on this board would likely buy this type of property.  Unfortunately for me this buyer wants their privacy and is not willing to go all the way to Cochrane to find it.  What is interesting if someone bought this type of property some of the board members will figure they have made a mistake.  

"Property with Cabin wanted on a small lake that is capable of accomodating a float plane.  Lake MUST NOT HAVE any road access.  Must have good fishing especially bass.  

Location in southern ontario south of Sudbury / North Bay and preferably within an hours flying time of Toronto. "

I have had my shot at them but don't have the right type of property. Serious buyer with I believe the funds.

I have several more potential buyers but I guess everyone is content to sit on their winnings.

Don't usually do two posts back to back but wanted to separate the subjects.  I agree craigslist and Kijjiji are a pain but they are realistically what we have to work with. They do however generate reasonable viewer traffic as I have several ads with over 2,000 hits and I have had people all the way from the Carribean come up to look at some of them.   I agree with the comment in the last part of the post and that prompted me to ask if we should develop an alternative.

The problem I find is closing but that is more a function I believe of the current market and type of properties we end up with as we have limited control over the quality of tax sale properties we buy.  

Speed:  I think the real problem is determining a realistic timeframe for sale of various types of properties particularly non urban properties.  Don't have a good benchmark for you for rural and vacation properties even ones that are not flawed.  It also takes time to prepare land for sale.  I have lost several sales because my property did not have full zoning etc to permit construction etc.  

Any one care to comment on their experiences on the sell cycle time.

Also like PFM having some problems with the significant other on
valuation.  It is amazing how possessive they can get about valuation of "their" property particularly as we get it ready for possible sale.  

I wouldn't mine sharing experiences with a few board members offline or over a few cold ones.  Can even meet with Frank up on Gerorgian Bay in a couple of weeks as things are progressing nicely. Send me a PM and we can follow-up.

I'm not in a big rush to sell any of my propeties, although I have at times thought about just bundling all my Ontario and Florida properties into a package and sell them all for one price.

My main frustatration is people that want me to spend a lot of my time to sell them a 20k property. I wouldn't drive 2 hours to show/sell a 20k car so why I do it for land?

I think I'll just wait abit longer and then get an agent.

Frankly I find real estate agents don't do anything for $20,000 properties.  That is why I think we will have to look after our own interests. 

You have to give them a special reason to close the deal. Why not claim you have "allodial title rights". Might help you sell property earlier.

My (Scottish) ancestors tried it once but they they made the mistake of borrowing some Xmas cheer from their neighbours the McNabs to celebrate. This lead to some rather drastic consequences for the family.
