Back lots can be great cottage starter situations, and as you point out you don't get stuck with the high property taxes that dominate the shoreline. Lake of bays is a great place to be. Gap, you can probably get 10 to 15 more if you get the dock permit.
Selling for 29k! A beautifully treed, and partially cleared (for your building envelope) lot in the Port Cunnington area, Dwight, Lake of Bays, MUSKOKA. Although this is not waterfront, (that is worth in the 500k range for Lake of Bays), it's one house and one road away from the water. It is possible to request a dock permit from Lake of Bays for the crown land shoreline in the immediate vicinity - or you can park your boat at Haystack Bay Marina - less than 1 minute by car! Imagine accessing Lake of Bays for less than 30k....unheard of... It's in an area of nicer homes...down the road a house on the water fetched over 1 million, and just near the water at the corner, a house in selling for 700+. Next door, also not waterfront currently has a small house with updated everything selling for 160! It's definitely the right area of Muskoka.. Currrently, the taxes are 232/year, and the assessment is 39,000 in 2005. It's frontage is 104 (along the road), but it goes pretty deep ()on one side it's about 150 and on the other 255- the back section is on an angle. And far at the end there's a beautiful treed area with a little stream flowing directly to Lake of Bays about 150' away. It's area is about 1/2 acre. You can build that cabin in the woods and have the luxury of upscale Lake of Bays without the waterfront taxes. This was not bought on a tax sale, but as an offshot.
