Since no body has posted any words of advice regarding this sale then I have a few bits that you may find usefull. The new house on County Road 45 has 2 government liens that would survive the tax sale and become the tax sale purchasers responsibility. The municipality has not published PIN numbers so any do it yourselfers will have to allow a little more time to do your searches. Using addresses in the PIN search will give you the PIN in most cases, but in at least one instance you will have to use the parcel map to get the PIN, which is a little awkward.One of the cottages was paid per OTS twitter, but the other one has a few issues to watch for, including the roof, the wreck, and the hydro will have to be brought up-to-date before reconnecting will be allowed. This certification, new meter, etc., can cost quite a bit. The zoning is "environmentally sensitive" and it is only accessable by a right-of-way, which your search should show is set out on reference plan R-4. The PIN for those of you with a ROSCO terminal is 51208-0208.3. Of course if it is only accessed from a right of way might be interesting to see if you can get a building permit. In general the properties look too nice so, except for the couple of junkers, they will all get paid off before, or immediately after, the sale.
Well nobody has yet spotted, imho, the biggest legal issue with one of these. It cost me over $250 for my searches to get this information. Hint, you have to look for something completely different yet so obvious.

Those odds, as large as they are, can save you a lot of money.Check your pms.

The wife called it a tear down, [I said "it's a Tax Sale, you can't expect a lot"] The costs are the roof, electrical, lots of unknowns! A ton of work! The waterfront is not the best. It would be difficult to upgrade and sell and make much. Oh well, I guess they really wanted it. I think Netpred is right...end surer.
