Muskoka bush lot for sale

In case anyone is interested.  I have a bush lot 80+ acres for sale (not listed yet but will probably in a few months time), which is located on Wood Lake about 15 minutes east of Bracebridge. 

The property is accessable via a private road (which is maintained most of the way in the winter for a small fee into a snow club (there are people who live there year round).  No lake frontage, and it is on a private road, - zoned agricultural - therefore you cannot build - except for perhaps a small hunt camp, or snowmobile shack/trailer.   Hydro and phone lines are on the road that fronts the property, and can be tapped into.

 It is on a snowmobile route, and in fact the trail discects the property into two pieces (one being 15 acres and the balance for the other) - I've also noted that this has become quite a trail for quads in the summer, and they head north to Baysville.  I have an agreement with the town to take a deed for the snowmobile route - at which point the property will be severed. 

If you are interested, you can buy either parcel or buy it as one and you do the splitting.

Bush was appraised recently and it looks good for logging in about 20 years.   

The property is a short distance to a public boat ramp as well, if you wanted to camp and access the lake.

Almost forgot, we now have a brand new driving range just around the corner (five minute walk) for your enjoyment.  No courses in the immediate area, but at least you can keep you swing in good form.

Can you explain to me how it works. to sever a lot by getting the snowmobile trail through the property?  Who do you contact?, Does "the snowmobile way" exempt you from other issues you may have had to comply with ?  How does it work and in what circumstances can the snowmobile route allow a lot to be severed? Ie, if you need to have 400' to sever a lot... and you've got 350, could you request a snowmobile route though your property to allow the property to be subdivided into 2 lots so you can sell one?

No, definitely not.  We had a special circumstance with an existing trail which cut through our property and the municipality already owned the other side.  They agreed to accept the portion of the train which goes through our property, and once this deed is issued it will automatically split our lot - regarless of frontages.  In this case there is plenty and the town considered that in determining to accept a deed from us.

You can't do this type of thing just anywhere.
