Obviously, anything is doable, but these types of deals are frought with little things that can trip you up...get a lawyer and hold funds in trust is the only way to go. All the while you are tinkering around the edges on these types of deals, the previous owner is hovering and possibly coming in the to scoop it back on you,,,,you lose, because you were playing games, just pay your money and close on the thing as quickly as possible.
