I bought a property with RR and H zoning. Any idea what this might be?

I sure hope you did your homework on this one before you submitted your bid, if not you'd better do it now before you pay the rest of the money.
You bought the one by the river. It is a wedge shaped property with lots of road frontage, but little depth except for the area by the river. The H in this case probably signifies Hazard land, and while the RR designation means Rural Residential and you can build in that zone (and they did indicate that building permits were available), I am pretty sure that what you can build is severely limited by the set-backs in this zone (usually pretty significant since we are talking about a rural property. You have to also deal with the prospects that you cannot physically place both a building and a septic system on such a property. I'm sure that it will make a nice little spot to set up your tent - people often buy these sorts of properties with just that in mind (and nothing more).
I would suspect that the previous owner was faced with a no-win situation and walked from the property. If you haven't given them the rest of the money yet, you had best meet with the Town planners first to determine if that is the case - otherwise you may be wise to walk from your deposit, or the property will be for sale again in a few years and you will have lost the other 80 per cent as well. Best of luck - let us know how it goes. This is the research that I keep telling you must be done before you bid - not after.
Another suggestion I would have for you is to find out who owns the property next door (it is a fair size property and they may be willing to sell you a chunk to round yours out to a more useful size.
All of this is said and without having actually seen the property, and/or done any research on it - but it is easy to see from the map posted on the Municipality's web site and that fact that it has an H designation, - that there are likely problems

Frank : The property across the Burnt River was also up for sale for tax arrears, it is fare bit larger property. Just wondering It had a "RU" zoning regulation, what does that mean? Frank Most likely both properties were owned by the same person, but the municipality must sell the parcels separately is that correct?

Most likely was one property at one time, but the river is a natural divider.
RU usually designates Rural or farmland, - I'm not sure what farming might occur up there except for forest. However, the essence of it is that RU is a larger property, and they have different restrictions in terms of set-backs and lot size requirements. I'm not a planner, and you really should consult with them as to the exact meaning within the context of their documents as they do differ from one Municipality to another.
The one you mentioned is a much larger property and you will notice that it too has some H zoning as well, this is likely floodplain area associated with the river. If you check with the Municipality they will have maps that show the floodplain. It may also be available on-line in their zoning and/or official plan documents.

I went to see the property over the weekend to see if I can build a small cabin/house on it. After looking at I was disappointed. It's quite hilly and wasn’t sure I can build anything on it. The assessment is to $11,000… so please can some one help me make my mind up!
How do I contact the neighbour? Where do I get his/her info?
How much would it cost to put up a small cabin?

You can obtain the name and address of the owner of the adjacent property from the Municipality. They likely won't give it to you over the phone, but if you ask to examine the assessment roll for the area you will find it there. The assessment roll is public information, and they have to let you see it.
As to cost of construction, you should find a reputable contractor in the area (the building department at the Municipal office may provide some information), and deal with them directly.

Hi all,
I've never posted any thing in my life, however I found this site & It looks like it could be pretty interesting,
We were looking at those 2 river lots in Dysart as well and decided not to go after them. Instead We put a tender on the 99 acres in the same sale.
This particular time we chose not to go up to Haliburton instead we contacted A real estate agent in Haliburton and told her about the sale and asked her for a written letter of opinion of value. we actually asked her to to look at the 99 acres as well as one of the two river lots you were discussing.(she charged us $125.00 for each appraisal). So believing that we had A professional real estate agent doing all the ground work we didn't do any research of our own. Armed with her info. we chose not to go after the river lot (she valued at $10,000.00) and opted to try for the 99 acres. Based on the description from the township we were under the impression that the lot was HWY frontage and had a driveway with a 911# and this realestate agent re afarmed that belief. It wasn't till after the sale that we discovered that the lot wasn't HWY frontage at all but a back lot???. Needless to say we weren't impressed. As it turns out the driveway the township mentioned was actually opened by the guy next to the lot and it's just plain dumb luck that by his opening it up he also opened up our lot because he used the road alliance to get to his back lot. Needlees to say The real estate agent didn't get her fee and we learned a valable lesson. DO YOUR HOMEWORK.
It's looking pretty promising so far on the resale Were just waiting to have it logged and then sell it.
