Township of Seguin-help with interpretation

Total newbie here, trying to figure this out.
I am trying to identify the portion of land for auction ex. Part Lot 34, Concession 11

Following suggestions elsewhere on the site, I located the lot and concession using Claimaps, and then switched to google maps using the co-ordinates.
(80.03978? W, 45.31677? N)

 This lot contains what must be a marina or two and what appears to be several cottages/homes.

 Obviously, the auction is not for the entire parcel of land, I am assuming that is where (Roll No. 49 03 030 007 04090 0000) comes in.

 So what I'd like to know is am I on the right track here? How can I determine what specific lot is being auctioned?

 Is there a primer of terminologies that might be helpful in learning the various jargons?

 This is an awesome site! Thanks Rob, Frank,Gap, Speedfreaksteve and others who have contributed some fascinating information. Cottage ownership suddenly seems possible after finding this site yesterday!

I called the Township office.

The first property is a narrow sliver of land which is subject to rights of way by the adjoining parcels.  They are the only ones (or the Municipality) which would be interested.  if you purchased this piece I believe that you would have all kinds of folks that have an acquired right of trespass over your little property. 

The second one apparently has no water and therefore was of no further interest to me, however you might want to check it out.

Interesting, never heard of Claimaps before, but that sounds like a good tool for finding the rough location of something... and I love to use my GPS whenever I can anyways!

Claimaps has been discussed on this forum as far back as Sept. 2006.  I have been using it ever since then.
If only we could get the Municipalities to put the GPS locations in their ads.

 Actually, I was just rather pleased that I was able to get this far without getting out of my chair- thanks in no small part to the info you folks are so generously willing to collaborate on in this forum.

 What I am curious about now then, is how I could have determined what portion of that lot was actually being offered for auction. Did you place a call to the township for that? And if so, are you able to get enough info to determine what portion of the lot you are looking at from using Claimaps or Google maps, or is that the point where somebody is forced to get in the car and go for a drive?

Knowing the portion of lot alone is usually not very helpful unless the property saddles a main road or a body of water (most don't).

Placing a call (or email) to the township is the only way to go. There's absolutely no reason not to since it usually costs little or nothing. You won't find much success in this without doing abit of homework and legwork.

If you think you would be interested in a property it definitely makes sense to invest the $50 in gas and some time and give the property a look. I personally would NEVER buy a property sight-unseen. Even if it was 10 acres for $1000, especially when I could've checked things out in the first place.

You need a plat map. This is the official surveyed land including any easements or other physical encumbrances  (such as power , railway, gas) etc.
The name comes from the old term used for the big books they used to keep Land Records in (which they still have at the Land Registry Office )

You can get them from a helpful Town office or you have to travel to Land Registry Office in question, then do a Title Search (which you need the Parcel Identification Number PIN) for the electronic retrieval. If you have the legal description, then the staff can show you how to get the PIN.
