As in an earlier post by Pfm1011, this is a 100AC lot severed off the original 200AC with a house on the other half. I don't know how true this info is as I can't verify it from anywhere. 1132 Risto Rd (also as mentioned in the earlier post as the municipal address - again it can't be verified) has a long driveway through forest goes all the way to the open back where a house is located. If what Pfm1011 said is true, then this must be "the other half", then the subject lot might be the lot to the west - forest setting, pretty wet. I was a little scared when I saw a sign of "the land is ours. back off, government" on the window, wondering if somebody would come out of nowhere and shoot at me.

Thanks for the added info.  I'm in NW Ontario so can't really "drive by" whenever to take a look.  I did read the previous post but hoped some people had been out there to see it.  Hmmm ... ya I think i'd be a little wary of going on property with a sign like that in the window ... yikes.

In regards to the sign, Don't think thats a "ruby ridge or Waco " sort of sign, They are protesting green zones etc as the fine , nature loving  "country folk" think they should be able to subdivide and pave over everything to their hearts content and any zoning laws that protect forest  and wildlife etc are dictatorship like....  "Heck its a small open pit mine..whats the problem ?? the mercury will wash away "...

Zoning procedures and rules are only for city people don't you know.

Read about the poor farmers whos crops are worthless and has to subdivide  ( yeah thats why 300 k combines are on backorder for 3 months)( need the write off)   I dont see anything on there about 6 dollar a bushel corn at 150 bushels an acre..hmmmmmm  Or Soy at 13  x 50 bushels acre hmmm Poor farmers, have to buy a porsche for a farm vehicle..

Now what to do with the 45 weeks I dont actually work Hmmmm ( cash crop only)

Or read the sad story of people who have to put in a septic bed instead of dumping direct into the river... Clean water act..Nazi's!!!!!

Hi Pfm1011, can you tell how you know the property used to be 200AC, half sold off with a house on, the other half left is the subject tax sale property ... etc.? MPAC record does not show a municipal address and any building associated with the roll number. So what you say seems very true. It's just I can't verify that. Is it possible in remote rural areas, people could erect an "illegal" structure without any authority's knowing. Question could go further, if such a property goes for tax sale, what could you do, as the winner, with the structure?

I can trace the history the same way I got the map. If the map showing the house matches the driveway you walked up , then the house you looked at is NOT in the sale. Unfortunately google earth  is low rez at that location so I cant compare aerials with site plan maps. It does go high rez just down the road so at least you can get area topography.  It does show the driveway.

The 1132 Risto was assigned prior to the sale so the property does NOT have a municipal address as it will remain with the East 100 acres

All the info would be on file at the registry office ( not sure location for that town, check on here there is a list)
Just trying to save you a trip. If you are going to bid you will still need to make the trip. You can call the
land reg office  and they should be able to recommend a title searcher for you.

Im sure you will find that the house is not on the land in question, Alternately if you go back it appears to be the first driveway off silverlake. I haven't done a title search but I would as there is alot of executions against the land and you want to make sure that they are not from MOE or City property standards orders etc

MPAC record shows Vacant Residential. Risto Rd is a nice paved RR type of road. 1132 Risto is gated, and the only gated property nearby. Steel gate was half open. That's where I drove in and followed the muddy driveway to the house. I guess what you said is right - 1132 Risto is "the other half", another half to the west is the tax sale property in question - swampy forest.

I've been lurking on this forum for over a year now and finally became a member.

Nice forum with lots of good knowledge given.

But I don't agree with the negative comments made by Pfm1011 about the FARMERS.

I personnally know quite a few farmers that work their butt off and put in long hours.And can barely make ends meet. They don't have time for vacations and weekends are just like another workday with long hours and no pay.Lots of them even have to get a second job off the farm or sell some property to be able to pay the bills.

How many of us are out working the fields at 2:00 AM in the morning?

So Pfm1011,
I hope you think of the poor farmers when you're enjoying your bacon and eggs in the morning, your cereal,milk and your lovely steak when you're at the cottage or home and don't forget your nice juicy burger.Even the ingredients in your beer comes from a farmer.

As far as your other comment regarding dumping septic in the river. I would suggest you look at lots of those cottages that have been there for years without a septic on their small lots polluting are precious water.

I'm not here to start a fight but someone has to speak-up for these poor farmers and acknowledge the hard work they do to supply us with our daily food.What will we do when they're all gone?
Count on China to feed us with their lousy track record of poison and other things in our food.

It's something to think about.

I admire your candidness Pfm1011, and I've enjoyed your insight and knowledge on Tax sale's and your humor very much.  However, I do not appreciate your comments.

I will admit that there are big business's out there that are running farms nowadays and pushing out the small farmer.  Maybe you should have clarified that in your post.

My father struggled for 45 years trying to make ends meet on our small dairy farm.  Mind you we had the best life ever (NOT rich but fulfilling). I wouldn't trade being raised on a farm and the struggles we went through for anything.  Even the close call we had to almost loosing everything in the early eighties with the recession and insane interest rates.

There were many times and may stories I could go on about love my parents and so proud of them.  (even in their Eighties still live on the farm).

Any livestock or Diary do work hard , apparently the cows wont milk themselves so forget the vacation.  ( of course we wont touch the cash value of the quota)   As per high interest rates, Everybody lost homes , not just farmers. When was the last time you seen a farm bankrupcy sale?? Let me know if you do as I will be the first with my paddle up)

However Cash Crop..I stand by my comments. I'm sure I will get the inevitable responses from the farmers so any "Cash Crop " farmer that wishes to respond ..Please share with us what it takes to run 100 acres of corn. ( This is based on Till,  ( subtract plowing and harrow  if No till)   Give us your year.. I will start for you One tractor mid sized 80 to 90 horse  100 acres  2600 x 1680 ft  ( rounded)  Cost of 100 acre farm with house, Not much more then city house,  ( Ontario farmer classifieds) 

 ..October to April..Complain...wash tractor..Complain..wash pickup..Complain...go to mexico ...complain
Mid April ..Burn down crop (round up)  ...1 day ( two if very small sprayer)

Clear after write-offs  (which is everything including house, cars , dogfood ) 20K to 30 K CLEAR ( thats not counting the silly 6 per bushel corn or 13 bushel Soy we get today) That is for a small 100 acres,  Triple the land , does not triple the work as more equipment will offset.   Included is your cars, dually diesel pickups , atv's , house, hydro , taxes etc etc  . Today a corn farmer at 6 per bushel will pull $900 per acre less production  of 200 to 250 ( way way high) .    65K clear after all expenses including equipment.

Large equipment cost story..Like any business you rent or contract unless you can do the math to justify purchase. You dont buy a brand new combine to use 2 days a year on 100 acres. You rent or contract like all business..Or wait need the writeoff,,buy the combine  ( 2 to 3000hr  min life at 20 hours a year for 100 acres)

Dont get me wrong, I respect farmers, however the "starving farmer story" is ridiculous especially in Ontario where the land lease rates are dirt cheap compared to US. ( under 100 per versus 325 Per acre ( US Government figures) )  No one is buying the sad story.Especially the John Deere dealers .. I would have alot more respect if they came out and said..yeah  we do good..enjoy your corn

As per second jobs, The reason they can get second jobs is that the first job,  farming 50 or 100 acres leaves them about 45 weeks MINIMUM  a year to work elsewhere.  Except for weather consideration you can essentially run 100 acres on weekends  You can run a full time job, Take 2 weeks vacation in the spring, work a few weekends in the summer , and then take two week leave at harvest  and you are done.

Now compare to average factory worker making 20 an hour.. 2000 hours at the job, ( 2 weeks vacation) Pay house, pay car , pay property tax .. Pray to god no layoff..  If lucky left with zero at year end but not in debt.  If lucky and a real good saver might actually see a new car every 7 years . Add a kid or two..Never see a new car

If worker in small town reduce to 13 to 15 an hour, dreaming of ever owning new car, . Eastern Ontario lower to 12 an hour and dream of owning a small townhouse)

Actually do you have any Idea..Air Canada starting wage for FO is 35K (TRUE , At least 2 years ago, not sure now) , Goes up in year 3 to real wages , Once you hit year 10 you start to see real  money...However Air Canada is the top of chart.  They do have it made once they hit full rate but they are less then a few percent of the actual working pilots

If you are senior at Air Canada you do have it good, But they are but a few.

Most pilots in Canada make well south of 60 flying freight or for commuter airlines. First officers will make under 35 .  You can go to Hamilton any day at 6 am and check out the freight dogs...No money there and Layoffs every couple years as the contracts flip  . They do get the glamour of flying to Sudbury and back every day .

In addition most of these guys have been stupid enough to pay for their own type endorsements so they literally have to buy the job dreaming of one day making Air Canada.

Mind you ...Get a good long haul job and there is nothing sweeter then a circling approach over Phuket or running along south of  the Himalayas but they are few and far between


 Also note: it is the third most dangerous profession...This figure only includes on the job deaths, not long term such as skin cancer from solar radiation  (true) and alcohol poisoning on layovers  hahahahaha
