Did anybody check with the city if a dwelling can be built on this lot? The zoning by-law says it needs 60m frontage, and this lot does not have it.

my impression is that you should be able to build.
there seem to be structures on either side of the property, so i don't see why not.
there is no driveway on the property tho.. and there are some rocks that would need to be removed.

Ichecked out the lot. There's much better ones listed in the area on the mls for probably less than this one will go for.

The properties on either side of the property seem abit unkept to be honest. At first glance I'm not sure they're ideal neighbours for anyone. If your heart really is set on it, I'm fairly confident that you could build on a lot that size there though. The rules are not as tight on non-waterfront properties.
Secondly, the property is about 50 feet from a semi-busy highway that even tractor trailers use. Not most people's idea of a "quiet place up north".

Did you see the lot? It seems to me the distance between the lot and highway is somewhere around 500 ft. It doesn't matter, I like the area, I talked to some neighbours and they all told me that the area is beautiful.

Hi,
I do not know how many tenders were. I know that I won this one, the second bid was around 11,000. I put 16,700.
The assessment is 21,500.

I am not sure yet, we are discussing the options. I would like to get a permit for a sewer and a driveway for now.
And I am going to contact a real estate agent and ask some questions. I did not find any lots for sale in that area in MLS. I found a family in the neighbourhood who has something for sale, but they were away until tomorrow, and the person who answer the phone (son?) could not give me any info.

How can you build on a lot that needs 60m of frontage and only has 40m. Good luck hooking up to sewer this rural, which means
septic installation. Had you done your homework you would have found it sold for 5 grand 10 yrs ago power of sale . Which means
somebody let it go power of sale ,then he let go for taxes. I wonder why ? I honestly wish you luck at getting a building permit
out of Seguin but you said it yourself min. 60m frontage! Come on people wake up!

Sorry to dissapoint you, but I cheked with the city before I bid and I can build. Besides, I checked with neighbours and they told me the same. They build their houses around, how come they got approved? Anyway, I checked with the city about the sewer also and everything looks good for now. I am going to let you know if I am proved wrong.
