Has anyone done any research on this property. Its .39 acres and zoned WR. Muskoka is normally out of my league but in these depressed times you never know.

No road access, no building permit available.

There is no public road access.  I haven't called the municipality to check if there is a private road to the property.  Its vacant but zoned residential.  Wondering why there is no building permit available, its on a lake.

There is a link to Muskokas zoning at the Ontario Tax Sales site.  Muskoka is tough on the smaller lakes. Rutter Lake is a category 4, lake at capacity.  From the Zoning Regulations for Muskoka Lakes...All Lots zoned Waterfront Residential [WR4] are subject to site plan control
Given the size of the property I don't think there is a chance of a permit.  However I noticed on Muskokas web site concerning the tax sale they have stated that mobile homes are not included in the tax sale.  I have never noticed this in other sales.  I was wondering if there is a trailer on this property.

That is quite correct, there are a several lakes in Muskoka that have had capacity restrictions placed on them.  Too much splitting of small lots in the past has resulted in the lakes being somewhat polluted.  There are now situations where people have large lots with huge frontages, but they can't be split because of this situation.  Even without that, this is quite a small lot.  Trailers are permitted in muskoka, but with time restrictions...I believe in most areas you are only permitted to use them for 10 weeks per year...check with the Municipality.  I don't know who monitors your usage of a trailer....there may be surveilance cameras in the trees.

Thanks for the input folks. Sounds like a glorified campsite. Don't need any of those in my portfolio.
Muskoka Lakes does not have a GIS port where you can view property boundries and roads. These are extremely handy to those that can't afford Terranet.

Hi Guys
Trailer are monitored by the lake Association mostly.  The guy that built the million dollar cottage a couple of doors down will be sure to remind you and the town of the date that you place a trailer on your lot if you need.  Most township in Muskoka will tell you that trailers are not allowed even when you have paided our taxes:)  If it's too good to be true, it is.  I live in Muskoka about 25 minutes down the road.  It's a campsite.
