Hello, I have been reading this blog for a long time now and what always amazes me is how fast you pros get the data on the  gazette listings.  I am really only interested in a waterfront property but am frustrated by trying to interpret roll call etc... any secrets for deriving quick info that you can share and no I don't want to join teranet ... not really interested in making fast money ... just want a deck with a waterfront that I can put my feet up on whiteout paying Muskoka prices and pass along to my grandkids.

If you join Ontariotaxsales.ca they usually flag the waterfront properties that compose their list of featured properties. Unfortunately most of the tax sales are not featured and can be found on this site or using the Ontario Gazette. When it comes to waterfront tax sale properties be prepared to do a lot of leg work yourself. For guys like me that is half the fun digging through all the crap to something of value. If you don't have the time or interest in doing research find a good real estate agent and pay market price. No pain, no gain

Should not be too hard to convince her as long as you made a buck or two on the first....  However if you ever lose one penny..you are dead

Seriously Baz.. dont discount using the MLS, just forget about the asks and dont believe the agents.   There is a pile of property on there for sale with completely silly asks, many can be had for huge discounts off the ask.   Never be embarassed to make a lowball ( as long as not  entirely rediculous) offer..

.remember your lowball offer is never as stupid as their insanely stupid asking prices..

also never forget that as the buyer..you have the money and therefore the power...never let the seller or their agent ever try to change the power position on a deal...There is never really a sellers market...as you never NEED to buy but many sellers HAVE to sell.

Maybe you should go after the taxsale property in Red Lake (Balmertown) A lot of gold underground there.  Just remember if you dig a big enough hole what is underground becomes above ground.

Long term you can sell the hole to Toronto as a dump site.

Does anyone know any info on the Cobalt properties.  The treasurer is extremely difficult to deal with.

I'm not sure what you mean by difficult... He probably has had hundreds of calls from people asking questions he can not legally answer. They basically can tell you nothing  unless you have a very straight forward and factual question..IE has the property been redeemed yet?

Don't expect anything from the treasurer,   Planning may help you abit in regards to zoning questions.   Remember that they can be held liable for anything they say so they have to be very careful. They have no idea if you are actually the taxpayers brother and you are taping the call hoping to find an excuse to stop the sale and sue the town.

  I have always found staff to be very helpful however I do a pile of homework and then only call if I have a straight question that cant be answered by myself   IE they havent posted the zoning maps on their website. I am always careful not to ask anything they cant answer

 In addition we are outside vultures swooping down on their town..If anyone is going to pick a carcass..it should be the locals
