Here's a map of the property that I made by superimposing the township lot plan over 1-10000 base map. The house that I was thinking that was on the property is at a position of about 2:00 wrt the end of the road. Did you see anything to indicate that house wasn't on this lot?

Hello all....   I am new here, and I have been researching Tax Sales for quite some time.

Nevertheless...   I was up in Minden this past weekend, I have two properties on Salerno Lake which is righ beside the Irondale River property.  I have to agree that the property there is almost useless unless you plan on camping out, not to mention that the neighbour in the little white house is a giant religious freak.

I was interested in the Big Bob Lake lot, and appreciate the info provided here.  I managed to find the lot and I think that the viceroy home is to the left, and therefore not the one in the picture from GregM.  I also talked to one of the neighbours up there, and he had mentioned that the lot was up for sale last year, and went unsold for a long time.  I think that with the setbacks, and considering possible septic problems along with the road going through this property, that there is a still possibility to build here.  I am an architectural designer, and it is hard for me to say for sure, but it could also be tough to build here.  I never spent much time looking for the lot markings, but the slope to the water would make it a difficult descend to the waterfront.  The adjacent lot to the north has a fairly new cottage (possibly the Viceroy) and one hell of a staircase to the waterfront.  I also learned that this particular lake will drop around 6 feet in water level yearly as it is part of the trent severn.

There is another vacant lot adjacent to the tax sale property, and I believe that there is a septic in already here. 

If anyone has any more info about this lot I would be greatful.

Greg, see the attached mod of your map.  The red square is where I think the house was roughly.  The Purple line is the narrow driveway down to the river.  The green area is the ravine area beside the river and was kind of mushy at the bottom.  Hope it helps you.

So this tax sales went well. Now let's do the math. There were only 2 pieces of properties have some meaningful value: the one on Bob lake and the old cottage on gull lake.

The bob lake one is kind of ironic, cause it was on the market but unsold for a long time before forced to tax sales. I am not sure how much the asking price was, but 27 bids and sold for $65206 here. The listing broker definitely didn't do a good job. Based on the description above, 65k may be well over the market price.

The cottage on Gull lake is sold for $40000. Based on the condition, it may need another 30ks to fixed it up. The total cost is somewhere 70ks, which is more than it's accessed value 68k. Some say (Frank that is, and I agree) 68k is aleardy high. It is step to the lake but not waterfront, and you couldn't even lounch a boat there.

I think some people are really taken away by the tax sales game. We supposed to buy it on deep discount. Anyway, good luck to the new owners.

Last year it was the one on French River that couldn't sell on the market for $80k but went for $101 at tax sale.  This year it was that lot water access lot in Haliburton that went for more than it was worth, then there was the 50 acres in Wainfleet that effectively sold for $145 after GST, etc.. and it wasn't worth more than $90.  Now these two in Minden Hills - what's next.  I've got some swampland in Floriday (or at least I could arrange to have it) if anyone is interested.

Yeah things have just gotten too saturated. It's like going to an auction with a bunch of gambling addicts. They get caught up in the action and before they know it they've bought some used stuff for alot more than they would cost new. Seen it before.

Reminds me of a whole whack of ebay properties that I checked out when I was in Florida last January. These properties were all poor quality, rural waterfront (if you call swampy river channels inland from the gulf waterfront). On an map they actually looked right close to the action of some of the big towns, but they weren't. Nice way to sell a property for 3 times what it's worth though!

Looks like the same property, but I didn't think the one that was for sale had a septic system already installed.  As well this one is one 'Claude Brown Rd', and I thought the one for sale was on 'Big Bob Lake Road' - could be a private road off of Big Bob.  Will be interesting to see how much it goes for.
